The shell of the house takes the biggest share of any policy I write, so I will not guess at that number. I work it out from what builders in your area charge now, never from what you once paid for the place.

Rooms hold far more value than people expect once I start counting sofas, screens, coats and tools. I write anything expensive onto its own line so it never quietly disappears inside a general limit.
